Renovation Clearance (Sanierungsräumung)

A renovation clearance (Sanierungsräumung) is the emptying of a building or apartment ahead of a conversion or full refurbishment. Beyond the furniture and contents it usually includes stripping out floor coverings, fitted units, kitchens and sanitary fixtures so the property is ready for the builders.

More than an ordinary clearance

In a renovation clearance the property is not just emptied, it is made ready for construction. Alongside the movable contents, floor coverings, fitted wardrobes, kitchens, sanitary fixtures, partition walls, ceiling panels and in part the installations are removed as well.

Technically this is a different job from an apartment clearance: things are dismantled rather than carried out, different waste fractions arise, and separating construction waste by category is a legal requirement in Switzerland. Rubble, wood, metal, plasterboard, plastics and hazardous waste all have to be disposed of separately, and each fraction is weighed and billed on its own.

Hazardous substances in older buildings

For buildings constructed before 1990, a hazardous-substance survey (Schadstoffabklärung) is advisable before any strip-out. Asbestos can be hidden in floor tiles, tile adhesives, façade panels, pipe insulation and fire-protection cladding. PCB turns up in joint sealants and paints, PAH in old parquet adhesives.

If such substances are released during the strip-out, the result is both a health hazard and a legal problem. Where there is any suspicion we work with a hazardous-substance surveyor and, if required, with a certified remediation contractor, and we only continue once their work is finished and signed off.

Serial clearances in housing estates

When an entire estate is refurbished, dozens of apartments are often affected. We plan such contracts as a series with a fixed daily routine, a permanent skip position and a coordinated sequence, so that the remaining residents are disturbed as little as possible and the site management can plan reliably.

A case from practice

A 1968 housing estate in Regensdorf is being fully refurbished. 24 apartments are cleared and stripped out one after another: contents, carpets, kitchens, bathroom fixtures and fitted wardrobes. A prior hazardous-substance survey finds asbestos-containing floor tiles in eight apartments — these are removed by a certified contractor before we continue. Total duration: seven weeks.
