Fixed Price

A fixed price (“Pauschalpreis”) is a binding all-in price for a clearance, set after an on-site viewing and valid regardless of how long the work actually takes. It gives you planning certainty and protects you from additional charges afterwards.
What a genuine fixed price gives you
With a fixed price the provider carries the risk on effort. If the clearance takes longer than calculated, that is their problem, not yours. This is the essential advantage over billing by time and materials, where you only learn what you owe at the very end.
The precondition is a careful viewing. A fixed price given without a viewing is either an estimate that can still change, or it contains a safety margin so generous that you are overpaying.
What can override the fixed price
Even a fixed price only covers the agreed scope. Legitimate reasons for an adjustment are: additional rooms that were not accessible at the viewing, hazardous waste discovered afterwards in relevant quantities, or services you order on top.
Not legitimate: “there was more than we thought” about rooms that were actually inspected, or surcharges for conditions that were visible at the viewing — a missing lift or a narrow stairwell, for instance.
What the quote has to spell out
A proper fixed-price quote lists which rooms are included, whether the cellar and attic compartment belong to them, whether disposal fees are included, whether cleaning is part of the job, and under what conditions additional charges are possible. If any of these points is missing, ask — in writing. This matters especially if you are arranging the clearance from abroad and cannot inspect the result yourself.
A real-world example
For a 4.5-room apartment in Kloten a fixed price of CHF 2,900 including disposal and final cleaning is agreed after the viewing. On clearance day it turns out that a second, uninspected cellar compartment belongs to the apartment. That extra work is charged transparently at CHF 380 and approved in writing before the work starts — the rest of the fixed price stays unchanged.
