Warehouse Clearance

A warehouse clearance is the clearing and resale of a storage room, warehouse hall or stock depot including shelving systems and remaining inventory. It is normally calculated by floor area and volume and often offers considerable resale potential.

What a warehouse clearance covers

Besides the stock itself, it is almost always about the infrastructure: pallet racking, shelf racking, cantilever racking, pallet trucks, forklifts, packaging machines and workstations. Dismantling racking systems is a work step of its own that requires expertise — tall racking installations must not simply be pushed over.

Then there is the floor. In many warehouse halls the racking is bolted down; after dismantling, drill holes remain that may have to be filled depending on the lease. Floor markings and signage are often part of the restoration work too.

Remaining stock: resell rather than dispose

In warehouse clearances the stock is the most interesting item. New goods, even older ones, often still have a market value — through clearance-stock dealers, liquidation platforms or direct sale. We check the inventory systematically before anything is disposed of.

What is generally not resaleable: expired food, damaged or incomplete goods, products with expired certification, and anything that no longer meets safety requirements.

Self-storage units

A special case is a self-storage unit that has to be cleared — often because payments have stopped or the renter has died. Special rules apply here: the operator may not simply dispose of the contents but has to document them and, depending on the contract and the situation, set a deadline first.

A real-world example

An online retailer in Volketswil gives up its 900 m² warehouse hall. Contents: 240 running metres of pallet racking, around 600 pallets of remaining stock, two pallet trucks and a packing station. The racking installation is dismantled and sold to a racking dealer; roughly 70 percent of the remaining stock goes to a clearance-stock dealer. The resale proceeds cover the clearance cost and produce a surplus in the customer's favour. Duration: six working days.
